NOTICE OF MORTGAGE FORECLOSURE

Default having been made in the payment of the indebtedness described in and secured by that certain mortgage executed by Joseph McLeroy and Shauna N. McLeroy, Husband and Wife, as Mortgagors to America’s First Federal Credit Union as Mortgagee, dated July 30, 2008 and recorded in Book 2008 Page 34756, in the records in the office of the Judge of Probate of St. Clair County, Alabama. Said default continuing, notice is hereby given that the undersigned will, under and by virtue of the power of sale contained in said mortgage sell at public outcry for cash to the highest bidder during the legal hours of sale on the 3rd day of August 2017 at the Main entrance of the St. Clair County Courthouse in Ashville, Alabama the following described real property situated in St. Clair County, Alabama, to-wit:

A part of the SE 1/4 of the NE 1/4 of Section 33, Township 14 South, Range 3 East, St. Clair County, Alabama, more particularly described as follows: commence at a point at Sta 86/90 concrete right of way marker located on the Easterly right of way of Cool Springs Road for a point of beginning, thence North 0 degrees 20 minutes 00 seconds East, 205.19 feet meas (205 feet deed) along said right of way to a pipe found; thence leaving said road run South 88 degrees 30 minutes 00 seconds East 173.3 feet; thence South 0 degrees 34 minutes 08 seconds West 258.91 feet an a pipe found, thence North 85 degrees 19 minutes 34 seconds West 173.31 feet to a pipe found on the East right of way of Cool Springs Road; thence North 1 degrees 08 minutes 05 second East, 44.0 feet along said right of way to a monument found and the point of beginning, according to the August 15, 2003 survey by James Jones, AL LS No. 7507.

This sale is made for the purpose of paying the indebtedness secured by said mortgage, as well as the expenses of foreclosure.
