NOTICE OF ELECTION TO UTILIZE INVOLUNTARY NON-JUDICIAL FORECLOSURE TO: THE HEIRS AND BENEFICIARIES OF WILLIAM JOSEPH SULLIVAN, (A/K/A WILLIAM J. SULLIVAN), DECEASED You are hereby notified that the Mortgagor under the following mortgages: Mortgage dated July 31, 2003 and filed August 6, 2003 in the Office of the Recorder of Marion County, Iowa in Book 2003, Page 6912 and extended by Agreement of Extension of Mortgage dated June 10, 2009 and filed June 11, 2009 in the Office of the Recorder of Marion County, Iowa in Book 2009, Page 3473. Mortgage dated October 7, 2004 and filed October 12, 2004 in the Office of the Recorder of Marion County, Iowa in Book 2004, Page 7458. Mortgage dated August 12, 2005 and filed August 18, 2005 in the Office of the Recorder of Marion County, Iowa in Book 2005, Page 5001, of the following described real estate situated in Marion County, Iowa: The East 60 feet of the West 120 feet of the North 150 feet of the NE 1/4 of the NE 1/4 of the SE 1/4 of Section 12, Township 75 North, Range 20 West of the 5th P.M. is now in default under the terms of the mortgages and the obligations then secure, and that the undersigned, which is the holder of said mortgages, has elected to utilize alternative non-judicial foreclosure procedure pursuant to Iowa Code Chapter 655A. The nature of the mortgagorÕs default under the terms of the mortgages is as follows: Failure to make monthly payments of principal and interest in the amount of $364.00 due on the 5th day of each month beginning August 5, 2017, and continuing through the date of this Notice, in the total amount of $22,179.71.
