MORTGAGE FORECLOSURE SALE

Default having been made in the payment of the indebtedness secured by that certain mortgage executed on the 27th day of January, 2011, by Michael A. Coupland and Coupland Construction, LLC to Covenant Bank recorded in the office of the Judge of Probate of Saint Clair County, Alabama in Mortgage Book 2011, Page 5014. The undersigned, Covenant Bank, as Mortgagee, under and by virtue of the power of sale contained in said mortgage, will sell at public outcry to the highest bidder for cash in front of the entrance of the Courthouse in Pell City, St. Clair County, Alabama, during the legal hours of sale, on the 22nd day of August, 2017, the following real estate situated in St. Clair County, Alabama, to-wit:
Beginning at a vertical stone marking the Southeast corner of the Northeast quarter of the Northeast quarter Section 23, Township 16 South, Range 2 East; thence along the south line of said forty North 89 degrees 33 minutes 06 seconds West 1346.90 feet to a half inch capped rebar (LS#21183) marking southwest corner of said forty; thence along the west line of said forty North 01 degree 04 minutes 23 seconds East 1311.78 feet to a 1/2 inch capped rebar (LS#21183) marking the northwest corner of said forty; thence along the north line of said forty South 89 degrees 53 minutes 27 seconds East 1362.47 feet to a one inch pipe in a rock pile marking the northeast corner of said forty; thence along the east line of said forty South 01 degree 44 minutes 38 seconds West 1320.11 feet to the point of beginning.

Also an access easement:
Beginning at a vertical stone marking the Southeast corner of the Northeast quarter of the Northeast quarter Section 23, Township 16 South, Range 2 East; thence along the East line of said forty North 01 degree 44 minutes 38 seconds East 1320.11 feet to a one inch pipe in a rock pile marking the northeast corner of the said forty also being the point of beginning; thence along the north line of said forty North 89 degrees 53 minutes 27 seconds West 42.43 feet to a point; thence North 45 degrees 10 minutes 06 seconds East 60.06 feet to a point; thence North 00 degrees 13 minutes 39 seconds East 795.29 feet along the east line of the southeast quarter-southeast quarter Section 14, Township 16 South, Range 2 East to a 1/2 inch capped rebar (LS #21183) on the southwestern R/W of Alabama Highway #174 100 ft. R/W (aka Eddie Martin Parkway). thence along said R/W South 72 degrees 03 minutes 12 seconds East 62.99 feet to a 1/2 inch capped rebar (LS #21183), thence leaving said R/W South 00 degrees 13 minutes 39 seconds West 818.55 feet to a point; thence North 89 degrees 46 minutes 21 seconds West 60.00 feet to the end of said easement.

This sale is made for the purpose of paying the indebtedness secured by said mortgage, as well as the expenses of foreclosure.
