Default having been made in the payment of the indebtedness secured by that certain mortgage executed by Lauri April Jones, a single woman, originally in favor of Mortgage Electronic Registration Systems, Inc., as nominee for Salter Mortgage Group, a Alabama Corporation, on the 2nd day of October, 2015, said mortgage recorded in the Office of the Judge of Probate of St. Clair County, Alabama, in Mortgage Book 2015 Page 34081; corrected by Scrivener's Affidavit recorded in DEED Book 2017 Page 13306; the undersigned Franklin American Mortgage Company, as Mortgagee/Transferee, under and by virtue of the power of sale contained in said mortgage, will sell at public outcry to the highest bidder for cash, in front of the main entrance of the Courthouse at Pell City, St. Clair County, Alabama, on February 9, 2018, during the legal hours of sale, all of its right, title, and interest in and to the following described real estate, situated in St. Clair County, Alabama, to-wit:

Easement: Commence at the SW Corner of the NW 1/4 of the SE 1/4 of Section 9, Township 14 South, Range 3 East; thence run North 00 degrees 35 minutes 36 seconds East along the West line of said 1/4-1/4 Section for 462.60 feet to the Point of Beginning of the property described herein; thence continue North 00 degrees 35 minutes 36 seconds East for 200.14 feet; thence North 89 degrees 28 minutes 02 seconds East for 60 feet; thence South 00 degrees 35 minutes 36 seconds West for 200.14 feet; thence South 89 degrees 28 minutes 02 seconds West for 60 feet to the Point of Beginning.
