Default having been made in the payment of the indebtedness secured by that certain mortgage executed by Michael R. Bailey, an unmarried man, originally in favor of Mortgage Electronic Registration Systems, Inc., as nominee for Mortgage Investors Group, on the 17th day of November, 2016, said mortgage recorded in the Office of the Judge of Probate of Limestone County, Alabama, in RLPY Book 2016 Page 66383; the undersigned Freedom Mortgage Corporation, as Mortgagee / Transferee, under and by virtue of the power of sale contained in said mortgage, will sell at public outcry to the highest bidder for cash, in front of the main entrance of the Courthouse at Athens, Limestone County, Alabama, on April 18, 2018, during the legal hours of sale, all of its right, title, and interest in and to the following described real estate, situated in Limestone County, Alabama, to-wit:



A tract or parcel of land located in the Northeast quarter of the Southeast quarter of Section 32, Township 2 South, Range 3 West, Limestone County, Alabama, and being more particularly described as follows:



Commencing at an existing railroad spike at the Southeast corner of Section 32, Township 2 South, Range 3 West; thence North 00 degrees 22 minutes 43 seconds East along the East boundary of said Section 32 a distance of 1319.58 feet to a railroad spike set at the Southeast corner of the North one-half of the Southeast quarter of said Section 32; thence continue North 00 degrees 22 minutes 43 seconds East along the East boundary of said Section 32 a distance of 3.80 feet to a P.K. nail set; thence North 89 degrees 37 minutes 28 seconds West a distance of 3.78 feet to an existing railroad spike (damaged), the Point of True Beginning of the herein described tract; thence from the Point of True Beginning continue North 89 degrees 37 minutes 28 seconds West a distance of 300.00 feet to a 5/8 inch rebar with plastic cap stamped RLS 15455 Ronnie G. Coffman, passing 5/8 inch rebar set with plastic cap stamped RLS 15455 Ronnie G. Coffman, on West right-of-way of Meadows Road at a distance of 40 feet; thence North 00 degrees 22 minutes 32 seconds East a distance of 145.20 feet to an existing 5/8 inch rebar with plastic cap stamped RLS 15455 Ronnie G. Coffman; thence South 89 degrees 37 minutes 28 seconds East a distance of 300.00 feet to an existing railroad spike in the centerline of Meadows Road, passing an existing 5/8 inch rebar with plastic cap stamped RLS 15455 Ronnie G. Coffman, on the West right-of-way of said Meadows Road at a distance of 260.00 feet, said railroad spike located South 00 degrees 22 minutes 43 seconds West a distance of 3809.75 feet, and North 89 degrees 37 minutes 28 seconds West a distance of 3.79 feet from an existing railroad spike at the Northeast corner of said Section 32, thence South 00 degrees 22 minutes 32 seconds West along the centerline of Meadows Road a distance of 145.20 feet to the Point of True Beginning and subject to: 40 feet evenly off the East side of the above described property for one-half the right-of-way of Meadows Road.

The balance of the purchase price must be paid in certified funds by noon the next business day at the Law Office of Sirote & Permutt, P.C. at the address indicated below. Sirote & Permutt, P.C. reserves the right to award the bid to the next highest bidder should the highest bidder fail to timely tender the total amount due.



The Mortgagee / Transferee reserves the right to bid for and purchase the real estate and to credit its purchase price against the expenses of sale and the indebtedness secured by the real estate.
