LAND UNDER EXECUTION

THIS IS AN ATTEMPT TO COLLECT A DEBT AND ANY INFORMATION OBTAINED WILL BE USED FOR THAT PURPOSE.

Notice is hereby given that on the 22 day of March, 2018, at 2 o’clock, P.M., (location at Courthouse or Room #), 513; of the Oklahoma County Courthouse Annex Building in Oklahoma City, Oklahoma, the undersigned Sheriff will offer for alias sale and sell for cash to the highest and best bidder, subject to United States of America's right of redemption as provided for in 28 U.S.C. § 2410 (C) real estate ad valorem taxes, superior special assessments and all interests of record, if any, except the Mortgage and interests foreclosed herein on the following described real property, to-wit:

Being a part of the Southeast Quarter (SE/4) of Section Thirteen (13), Township Fourteen (14) North, Range Four (4) West of the Indian Meridian, Oklahoma County, State of Oklahoma, according to the U.S. Government Survey thereof, being more particularly described as follows: Commencing at the Southeast corner (SE/C) of said Section 13; thence North 89 degrees 59' 08" West for a distance of 1591.89 feet to the point of beginning; thence North and parallel to the East Section line of said Section 13 for a distance of 1405.0 feet; thence North 89 degrees 59' 08" West and parallel to the South Section line of said Section 13 for a distance of 200.0 feet; thence South for a distance of 1405.0 feet; thence South 89 degrees 59' 08" East along the South Section line of said Section 13 for a distance of 200.0 feet to the point of beginning, commonly known as 3081 NW 206th, Edmond, OK 73003 (the "Property")

Alias sale will be made pursuant to a Special Execution and Order of Alias Sale issued out of the office of the Court Clerk in and for Oklahoma County, Oklahoma, and pursuant to said judgment reserving the right of Plaintiff to recall said execution by oral announcement and/or order of the Court, prior to the alias sale, said judgment entered in the District Court in and for said County, Slate of Oklahoma, in Case No. CJ 2017-4083, entitled JPMorgan Chase Bank, National Association Successor by Merger to Chase Home Finance LLC AND Successor by Merger to Chase Home Finance Milwaukee AND Successor by Merger to Bank One, N.A., successor by merger to Bank One, Oklahoma, N.A., successor in interest to Bank One, Oklahoma City, Plaintiff, vs. Bryan K. Nance; Tracey E. Nance, et al., Defendants, to satisfy:
FIRST: The costs of said action accrued and accruing;
SECOND:. The judgment and first lien of the Plaintiff, JPMorgan Chase Bank, National. Association Successor by Merger to Chase Home Finance LLC AND Successor by Merger to Chase Home Finance Milwaukee AND Successor by Merger to Bank One, N.A., successor by merger to Bank One, Oklahoma, N.A., successor in interest to Bank One, Oklahoma City, in the sum of $58,978.06 with interest thereon at the rate of 4.75% per annum from April 1, 2014, as adjusted, if applicable, until paid; advances for taxes, insurance and preservation expenses, accrued and accruing; abstracting expenses, accrued and accruing; bankruptcy fees and costs, if any; and an attorney's fee, plus costs, with interest thereon at the same rate, until paid.
Persons or other entities having interest in the property, including those whose actual addresses are unknown and persons or other entities who have or may have unknown successors and such unknown successors are hereby notified are: Bryan K. Nance; Tracey E. Nance; Occupants of the Premises; Bobby J. Darnell; Kanaly Homes, Inc.; PRA AG Funding LLC; Capital One Bank (USA), N.A.; State of Oklahoma, ex rel. Oklahoma Tax Commission; United States of America, ex rel. Internal Revenue Service.

The property has been duly appraised in the sum of $275,000.00. WITNESS MY HAND this 29 day of January, 2018.
